RFP: Revitalizing Two Properties in Ticonderoga and Lewis

The Essex County Land Bank is pleased to announce a bidding opportunity for two significant housing rehabilitation projects aimed at revitalizing vacant properties and fostering economic growth within our community through affordable housing solutions. This project contract is for both properties listed below.

Project Details:

175 The Portage, Ticonderoga: This single-family home requires comprehensive rehabilitation including roof replacement, complete interior gutting, reconfiguration of the kitchen and bedrooms (moving the kitchen downstairs and bedrooms upstairs), and foundation repairs. The home is connected to municipal water and sewer services.

741 Stowersville Rd., Lewis: This project involves the demolition of recent additions to restore the single-family home to its original footprint. The scope includes stripping the building to the studs and subfloor, replacing the metal roof, chimney removal, insulation, window replacement, HVAC installation, and siding repairs. This home has a well and septic that will need to be located and tested before work begins.

Bidding Information:

Bids will be accepted until May 15th, 2024, at 12:00 P.M., with bid awards announced the following day at 12:00 P.M. Work is expected to commence between August and September 2024. Prospective bidders are encouraged to request the detailed bid sheet and schedule a viewing of the properties by contacting our office.

Submission Requirements:

Bidders should provide a detailed breakdown of costs for labor and materials for each segment of the project. Selected contractors will be required to submit proof of Liability Insurance, Workers’ Compensation, and Lead Renovators certification. First-time contractors with the Essex County Land Bank must complete a Contractor Application.
